Job Description / Essential Functions
- Working knowledge of pool operations (backwashing procedures and chemical treatment). CPO/AFO/CPT
- Performs building maintenance and repair involving basic plumbing, electrical, and carpentry work
- Operate and perform maintenance on commercial heating and air conditioning equipment
- Inspect equipment for proper operation and take readings such as temperature, oil level, and pressure
- Test water in boiler/chiller or circulating system and add chemical to maintain proper level of treatment
- Perform plumbing repairs such as unstopping lines and drains
- Replace faucets, flush valves, and water lines
- Perform basic electrical maintenance and repair
- Replace light bulbs and ballasts
- Replace electrical switches or outlets
- Perform a variety of carpentry tasks related to building maintenance, repair, or construction
- Operate tools and equipment according to established safety procedures
- Responsible for upkeep of all painted wall surfaces
- Responsible for pool scrubbing of floors and gutter on a scheduled basis
- Assist engineer with mechanical work as requested
- Assist with filter changes of air-handling units
- Make repairs to pumps, moors, plumbing, electrical, and HVAC systems in the building
- Responsible for building supervision when engineer is not available
- Arranges furnishings and equipment (e.g. desks, chairs, tables) for the purpose of providing adequate preparations for meetings, classroom activities and special events (ECE, Girls Inc., Heath & Fitness, Administration, HR and others)
- Cleans facilities that may require a combination of sweeping, scrubbing, polishing, mopping, dusting, vacuuming and/or scraping tasks dependent on the need within assigned areas (kitchen, classrooms, offices, restrooms, sidewalks, grounds, parking lots, drinking fountains, waste receptacles, fitness center, conference rooms, mechanical rooms) for the purpose of maintaining a sanitary, safe and attractive environment required for daily operations.
- Inspects facilities and equipment (e.g. playground equipment, building security, graffiti) for the purpose of ensuring that the site is suitable for safe operations, maintained in an attractive and clean condition, and/or identifying necessary repairs due to vandalism, equipment breakage, weather conditions, etc.
- Maintains supplies and equipment (e.g. cleaning solutions, paper products, vacuums, mops and supplies) for the purpose of ensuring the required items are available as needed to perform cleaning functions and safety
- Monitors all areas of the building both on stage and off stage for the purpose of identifying needs to maintain site according to established standards, evaluating situations and taking immediate action, and/or referring to other appropriate staff members to ensure the safety of students, other staff and visitors
- Oversees the work activities of assigned site custodial personnel for the purpose of ensuring activities are completed within assigned timeframes and in compliance with YWCA of Minneapolis standards
- Performs minor installation, maintenance and/or repair activities of equipment, furniture and fixtures (e.g. bookcases, whiteboards, vacuum cleaner belts, light bulbs, clogged drains, soap dispensers, paper towel dispensers, toilet paper dispensers) for the purpose of ensuring proper functioning and usability of items or determining the need to report to appropriate administrative and/or maintenance personnel
- Replenishes supplies in assigned areas/or other areas when assigned (e.g. paper towels, soap) for the purpose of ensuring adequate quantities are available for daily use
- Responds to immediate safety, health and/or security concerns (e.g. injured parties, vandalism, graffiti, equipment breakage, furniture and fixture damage, unauthorized visitors, alarms, parking lot traffic, removal of pests and stray animals) for the purpose of taking appropriate action to resolve immediate issues including notification to appropriate administrative and maintenance personnel .
- Responds to students, other site personnel and visitors for the purpose of providing information and direction regarding activities, safety issues and/or proper maintenance of facilities and/or equipment
- Responds to students, teachers, other site personnel, visitors, subcontractors and other vendors for the purpose of providing information and direction regarding activities, safety issues and/or maintenance of facilities and/or equipment
- Schedules facilities work activities (e.g. strip/wax floors, moves furniture) for the purpose of completing in a timely manner with minimal disruption to building operations
- Provide training and orientation to all custodians in safety procedures and proper use of tools and equipment
Other Functions
- Attends scheduled unit meetings and in-service training (e.g. blood borne pathogens, cleaning procedures, use of solvents, floor care, new products) for the purpose of gathering information required to perform job functions
- Delivers a variety of items (e.g. supplies, mail, packages, furniture) for the purpose of distributing materials to the appropriate parties in a timely manner
- Performs other related duties as assigned for the purpose of ensuring the efficient and effective functioning of the facilities department

PHYSICAL DEMANDS:
The usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling; some climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. Generally the job requires 5% sitting, 70% walking, and 25% standing. The job is performed under some temperature extremes and in hazardous conditions. Occasionally exposed to fumes or airborne particle, toxic or caustic chemicals, extreme heat, and risk of electrical shock. Frequently be required to lift and carry up to 50 lbs.
